Keith Construction was brought on before the property was even purchased, walking the site with the clients to confirm their vision could be built.

A Custom Coldstream Home Built Around The View

Situated on 2.5 acres ridge side with a spectacular unobstructed view of Coldstream Valley lies The Overlook, a custom design-build bringing the outdoors in.

For these clients, it is all about the view and design. Contacting Keith Construction prior to purchasing the property, Keith’s visited the property and confirmed they could bring the client’s home ideas to life – a custom one-level home with minimalist design elements centering on the incredible view and outdoor lifestyle.

A warm industrial open concept design featuring heated concrete floors, 16’ ceilings, large glass window walls and sliding glass doors, steel beams, a hue of urban velvet custom cabinetry, floor to ceiling Dekton fireplace with floating mantle, frameless 8’ doors, heightened counter tops, all accented by Canadian artwork and pops of colour throughout the home.

The open concept living, kitchen and dining area allow for easy access and communication with family and friends whether hosting a small intimate dinner or a large party. The large kitchen island allows seating for four and includes storage and open shelving for cookbooks. The separate pantry off the kitchen has plenty of storage and open shelving for easy access including a beverage fridge, and a separate custom pullout for large bags of pet food. The minimalist slab-style cabinetry throughout the pantry and kitchen provides a smooth finish and clean look, housing drawers within drawers, including custom knife and spice drawers. The large kitchen cupboards feature pull-outs and significant storage. The bar area includes custom slide out drawers designed for various bottle heights, a bar fridge, and glass cupboards to display the collection of glassware.

The home includes the primary plus guest bedroom, each with ensuite, an office and a separate guest suite. The primary ensuite features two rain shower heads and a large soaker tub. The guest suite has its own kitchen and living area, laundry, bedroom and ensuite. The main house and guest ensuite are linked by a closed in walkway with doors to the front and back of the house allowing for separate entrance. All bedrooms and main living areas have a view of the Valley with walkouts. All ensuites have frameless glass showers with heated concrete floors and linear drains. The closets are all designed for maximum use with the expertise of California Closets.

The mudroom, laundry room and powder room round out the main part of the home and lead to the side entrance walkthrough to the guest suite. The mechanical room for the home is located in the upper level of the mudroom, easily accessible and hidden by cabinetry doors that match the rest of the cabinetry.

There are two multi-head heat pumps situated through the home allowing occupants to heat or cool their space to their own comfort level. Vacuum sweeps allow for easy suction of dust and particles in any room.

The garage space includes room for three vehicles, an outlet for an electric car and the potential to add a mezzanine level. The dog wash is perfect for those wet hikes! The side yard is fenced in for the dogs and has a cement pad equipped for a sauna.

Bringing the outdoors in during those warm summer days is a seamless transition given the sliding glass window wall that opens to the outdoor deck.
